The Algarve purchase brief

Three files have to reach the deed together

A bankable buyer is only one part of the purchase. The property evidence and transaction timetable must be ready for the same deadline.

01 Buyer file

Income that travels across borders

Residency, income currency, employment structure, deposit and ongoing commitments define the first bank shortlist.

  • Non-resident LTV
  • Foreign-income evidence
  • Purchase-cost buffer
02

Property file

Legal evidence, intended use, condition and independent bank valuation.

03

Transaction file

Offer terms, deposit milestones, valuation access and deed deadline.

Buy with a financing plan

The right bank depends on both buyer and property

An Algarve address does not decide the mortgage. Residency, income, deposit, property use, legal evidence and bank valuation must work together.

Match profile to bank

Residency, income currency, employment type and property use change the shortlist. We identify suitable banks before submitting the file.

Prepare for bank valuation

The mortgage is assessed against the bank valuation as well as the purchase price. We help keep the property evidence and financing range aligned.

Coordinate from abroad

We manage the bank process remotely, align documentation and valuation, and keep the financing route visible through to the deed.

How it works

A mortgage route built before the deed deadline

Early assessment protects your negotiating position; property review and valuation then convert it into a final bank decision.

Different purchases need different financing routes

We test the buyer profile and property scenario before deciding which banks and process are credible.

Purchase scenarioWhat changes the assessmentA sound route prioritises
Non-resident holiday home Residency, income currency, deposit and occasional use. Banks actively financing second homes for the profile.
Relocation to the Algarve Current and future residence, employment continuity and move date. Build a case around documented income, not assumptions.
Property for rental Intended use, affordability and any proven rental income. Confirm lending policy separately from local licensing or tax advice.
New build or off-plan Construction stage, licences, payment schedule and timing of valuation. Align the bank’s process with milestones before committing.
Renovation property Current condition, valuation, works budget and habitability. Separate purchase finance from any works funding required.
Higher-value villa Loan size, valuation evidence and senior credit appetite. Compare total terms across banks willing to support the amount.
Local purchase, regulated process

Remote support without pretending every Algarve property is the same

We provide regulated credit intermediation nationwide and coordinate Algarve mortgage applications remotely. Legal, tax and property due diligence remain with the relevant independent professionals.

  • Non-resident and foreign-income profiles
  • Property use declared from the start

Algarve mortgage FAQ

What international buyers ask before offering

Can a non-resident get a mortgage for a property in the Algarve?+
Yes, subject to bank criteria. Available LTV, term and documentation vary with country of residence, income currency, age, property use and overall affordability.
How much deposit do I need for an Algarve mortgage?+
There is no single figure for every buyer. The bank sets a maximum LTV and applies it to the lower relevant value under its policy, while the buyer must also budget for taxes, costs and any valuation gap.
Can I apply before choosing a property?+
Yes. An early profile assessment can establish an indicative financing range and suitable banks. Final approval still depends on the chosen property, its documents and bank valuation.
Can foreign-currency income be used?+
Potentially. Banks differ in accepted currencies and may apply exchange-risk adjustments to usable income. The right shortlist depends on the currency and the rest of the profile.
What if the bank valuation is below the purchase price?+
The available mortgage may reduce because the bank uses its valuation within the applicable LTV rules. A buyer should preserve enough liquidity for a possible gap and avoid treating pre-assessment as final property approval.
Can I finance an Algarve buy-to-let property?+
Potentially, subject to the bank accepting the intended use and your affordability. Mortgage approval does not replace independent legal, tax or local rental-licensing advice.
