The right bank depends on both buyer and property

A Lisbon address does not decide the mortgage. Residency, income, deposit, property use, building condition and bank valuation must work together.

Based in Greater Lisbon

Our office is in Loures, so we know the banks, valuers and notaries that work across Lisbon and the surrounding municipalities.

Match profile to bank

Residency, income currency, employment type and property use change the shortlist. We identify suitable banks before submitting the file.

Prepare for bank valuation

In a market with fast-moving prices, the bank valuation can differ from the asking price. We help align the property evidence and financing range before you commit.

How it works

A mortgage route built before the deed deadline

Early assessment protects your negotiating position; property review and valuation then convert it into a final bank decision.

Different purchases need different financing routes

We test the buyer profile and property scenario before deciding which banks and process are credible.

Purchase scenarioWhat changes the assessmentA sound route prioritises
City apartment in Lisbon Building condition, licences, valuation and the deposit available. Banks comfortable with the building and the buyer profile.
Family home in Cascais or Oeiras Loan size, household income and commuting or relocation plans. Compare total terms across banks willing to support the amount.
Relocating to Lisbon for work Employment contract, start date and current versus future residence. Build the case around documented income and timing.
Non-resident buying a second home Residency, income currency, deposit and occasional use. Banks actively financing second homes for the profile.
Renovation in an older building Current condition, works budget, licences and habitability. Separate purchase finance from any works funding required.
New build or off-plan Construction stage, payment schedule and timing of valuation. Align the bank process with milestones before committing.

Lisbon mortgage FAQ

What buyers ask before making an offer in Lisbon

Do I need to be in Lisbon to get a mortgage?+
No. We work in person in Greater Lisbon and remotely for buyers who are abroad. The bank process, valuation and deed can be coordinated without you living in Portugal, although the deed itself needs you or a representative with a power of attorney.
How much deposit do I need to buy in Lisbon?+
As a non-resident, plan for a deposit of 20% to 30% of the purchase price, depending on the bank and your profile, always subject to bank approval. Residents with Portuguese income usually need less. Budget separately for taxes and purchase costs. See our guide on how much deposit you need.
Which areas do you cover?+
Lisbon and the whole Greater Lisbon area, including Cascais, Oeiras, Sintra, Loures and the south bank of the Tagus. We also work nationwide.
Can foreign-currency income be used?+
Potentially. Banks differ in accepted currencies and may apply exchange-risk adjustments to usable income. The right shortlist depends on the currency and the rest of the profile.
What if the bank valuation is below the purchase price?+
The available mortgage may reduce because the bank uses its valuation within its lending rules. Keep enough liquidity for a possible gap and treat a pre-assessment as an indication, not as approval of the property.
Do you charge a fee?+
No. We are a tied credit intermediary registered with Banco de Portugal (ICV 6191) and are paid by the bank, not by you.
